Buying an older home can offer unique charm, character, and solid construction that’s hard to find in newer builds. But for all their charm, they can also bring along some potential issues that deserve careful attention before you sign on the dotted line.
As a local Tallahassee realtor, I’ve worked with many homeowners who want to capture the nostalgia of past years in a home with a story. While there is appeal – and potential savings – in buying an older home, here’s what you want to look for as you shop:
When shopping for an older home, take the time to have an inspector look over the electrical system. Knob-and-tube wiring – particularly in pre-1950s homes – can be a significant safety hazard with modern electrical needs.
Many older homes also have insufficient electrical service, often with only 60 or 100 amps instead of the standard 200 amps in modern homes. This can mean costly upgrades to support appliances and electronics.
Homes built before 1980 were often built with materials we now know to be hazardous to human health. Asbestos might be present in insulation, floor tiles, or popcorn ceilings. Lead paint – which was banned in 1978 – is still common in older homes.
As you start to go down the list, you can quickly feel overwhelmed by the potential dangers lurking behind the walls.
But here’s the good news – many of these are easily fixable, and with a quality inspection, you can find out if a potential home is riddled with issues or just a few that can be remedied prior to move-in.
Here’s where older homes often shine – and sometimes, can worry us. Many older homes were built with old-growth lumber, which is incredibly strong and durable.
However, you’ll want to carefully inspect the foundation for cracks or settling issues. You may also want to check out the plumbing – galvanized pipes can often show corrosion from the inside out.
This is often where older homes need the most attention. Many old homes lack central air conditioning or may have outdated heating systems. And those single-pane windows? While they can have charm, they also lack insulation, driving up utility bills and keeping you freezing in the winter months.
Updating to a newer HVAC system can be costly — and depending on the home, it may be difficult to fully upgrade to a system that the home needs to stay in an energy equilibrium year-round.
If you thought this was all doom and gloom, good news – there are plenty of reasons to pick an older home, too!
Older homes often feature details that you simply can’t find in newer construction. We’re talking about original hardwood floors (particularly those built from old-growth wood) that can last for generations with the proper care.
You can also find detailed crown molding, built-in cabinetry, and classic fireplaces that give a home a unique look and feel that new construction can’t match. These features can also boost the resale value of a home!
While older homes may come with a lower purchase price in a competitive market, you’ll want to see the full picture before you dive in head-first. Some may love a home for its unique features – only to find that they spend a fortune upgrading the home to meet their expectations.
